Orlando Parade of Homes will mark debut of homebuilder LUIH

A new homebuilder specializing in luxury infill homes has just completed a home in Winter Park, and it will hit the market in time for the 73rd Annual Parade of Homes, which kicks off this weekend and runs through May 17.

The home at 1910 Glencoe Rd. is listed for $3.29 million and is new in many ways.

“Really interesting builder. They really just started building in Orlando about two years ago, and they’re very into urban infill,” explained listing agent Chris Christensen with The Christensen Group about builder LUIH, which stands for Luxury Urban Infill Homes.

This is LUIH’s debut in the event, which is sponsored by The Greater Orlando Builders Association (GOBA). This year’s parade of homes features 60 homes and apartment communities across Greater Orlando.

“They built it specifically for Parade of Homes with really awesome finishes,” Christensen told GrowthSpotter. “These guys built the spec home more like a custom home, adding a lot of detail and working with an interior designer to add some finishes that make it different from the other houses out there.”

This 3,788-square-foot home is far from boring both inside and out.

“I like the fact that they did a lot of architectural detail, so it’s a mixture of stucco and stone and wood. I feel like a lot of people are just doing these plain white boxes where it’s just all white stucco with black windows, rather than adding some detail with some other finishes.”

There are four bedrooms, with two being primary suites — one on the main level and another upstairs.

“The primary bedroom upstairs has a great closet. They did a built-in makeup area, built-in clothes hamper, all LED lighting everywhere, custom hardware on all the drawers and doors. The closets in that house are really nice,” he said when asked about one of his favorite features.

The second floor has a loft and a fourth en suite bedroom, which is staged as an office.

“Every single bathroom in the house is different with the wallpaper and different tiles,” he said “There’s a small half-bath where they spent a lot of money on it with very nice light fixtures, wallpaper, and a really nice marble vanity. They added detail to that bathroom, which is the one that most people will use when they’re at the house.”

The chef’s kitchen has a waterfall island, Thermador appliances, and a secret.

“It has a really cool hidden pantry. It looks like a wall of cabinets, but if you push on it, a secret door opens up, and there’s a walk-in hidden pantry.”

Everything in the house seems to come together.

“This feels very comfortable, very relaxing, something that when you come home, your stress level would definitely come down a bit,” Christensen said, adding the home is staged with a furniture package from Sierra worth about $100-$150 thousand, which is available for purchase.

“Someone could technically buy it exactly the way they see it in the Parade of Homes, bring a toothbrush and move right in,” he said with a laugh.

The house sits on a quarter-acre corner lot, which created a challenge, both because of the two setbacks and where to put the pool.

“What they ended up with is a very large side yard, so for someone with kids and a family and stuff like that, you got a great yard for kids to play,” Christensen said, adding that while the pool is actually on the side, it’s a bit of an illusion. “If you look at the front of the house to the right, there’s a bunch of windows there, and it looks like it’s a part of the house, but that’s actually into the covered patio and summer kitchen areas.”

The home isn’t too big or too small.

“You’d be surprised how much the layout of a house can change how big it feels. I’ve had houses that are 4,500 square feet that feel smaller than this house, at 3,800, so the floor plan makes a big difference,” he explained. “It feels much bigger than it is, and since it’s lengthwise on the lot, it’s got a very impressive front façade, and it looks like a very big house.”

The home will be available for touring as part of the Parade of Homes on Saturday, May 9 and May 16,  from 10:00 am to 6:00 pm.

“They had never done a Parade of Homes before, so they just wanted to kind of try it out this year and see how it goes. And then maybe next year they would do more than a single day.”
