Orlando-based developer GPK Holdings is proceeding with plans to build Minute Maid hub, a commercial development along Highway US-27 in Davenport, and is expected to break ground in April.
The commercial site is part of a larger mixed-use project on 32.5 acres, located on Crescent Road between Minute Maid Ramp and Holly Hill Grove roads. Located just two miles south of the I-4 and US-27 interchange, Minute Maid Hub sits within one of Central Florida’s fastest-growing corridors, capturing traffic between Davenport’s new Citrus Creek Publix and new Walmart Supercenter and Sam’s Club.
The development will feature 300 multifamily apartments named “The Falls at Minute Maid.” This is a reduction from the 712 apartments proposed last year to Polk County. Additionally, the commercial site has expanded from four acres to eight acres. GPK acquired the property in 2021 for $2.1 million.
Toby Spill, managing director of GPK Holdings, said this site will be designed to serve high-volume commuter traffic.
“The site offers exceptional visibility for national and regional brands, with over 72,500 average daily vehicle trips along its frontage,” he said. “High visibility and location are the most important prerequisites with high traffic volume to ensure a convenience business is successful.”
The project will feature more than 8 acres of commercial outparcels tailored specifically for Quick Service Restaurants (QSRs) and drive-thru-oriented businesses. The development will offer custom 300-foot-deep commercial pads for sale, designed to accommodate modern drive-thru stacking requirements and smaller building concepts, according to Spill.
“Minute Maid Hub represents a unique opportunity for QSR operators and service-based businesses to establish a presence in one of Central Florida’s most dynamic growth corridors,” Spill said. “With strong traffic counts, strategic positioning near I-4, and an integrated residential community, this development is designed to maximize visibility, accessibility, and long-term consumer demand.”
The pads are currently for sale, and there will be a gas station, automobile suppliers and services, according to Spill.
The project is currently in the design phase, and a contractor has not yet been selected. The civil engineers for the project were Absolute Engineering, located in Tampa, and PEC Surveying and Mapping, based in Oviedo, who conducted the surveying work.

GPK is planning another mixed-use development directly across U.S. Highway 27 on Minute Maid Ramp Road. The Shops at Crescent Road will break ground this summer, with tenant spaces being delivered in the spring of 2027, Spill said.
The Crescent Road site, spanning 17.33 acres, will feature 560 multifamily apartments, up from the initial proposal of 224. The original plans called for five commercial lots, including 25,000 square feet allocated for fast-food restaurants and a convenience store with 16 fueling positions.
“We are investing in the future demand for residential and commercial assets to serve the community’s growth in this corridor,” Spill said.
GPK is also working on a future flex warehouse with showrooms/work studios on FDC Grove Road for small businesses, which is in the design phase.
