Construction of the newest 300-unit luxury apartment community from the Orlando-based father-son developer duo of Selnik Development is making its way toward the finish line.
The Regency is located on roughly 17 acres in Ocoee — between Florida’s Turnpike and State Road 50 — directly west of where Old Winter Garden Road currently ends at Maguire Drive. Selnik closed on the three parcels in 2022 for $8.56 million and groundbreaking was in August 2024.
Anil Thadani, who founded the company in 1982; his son, Nik Thadani, junior principal; and the community’s director, Victoria Tufaro from ZRS Management, took GrowthSpotter on a tour of the site Thursday to update its progress.
And while there are other high-end rental communities in Central Florida, Anil Thadani said they’re nothing like what he’s offering.

“They’re better built, better appointed, better designed. You’re not going to see this anywhere else in Central Florida that much,” he said. “I build at a level that is completely different than anybody else.”
Thadani said work is about 75% complete, acknowledging it’s taken longer than expected due to various factors: “You got tariffs, you got supply-chain issues, and then you’ve got custom millwork that is so intricate that you can’t just slap it together. You’ve got to think about how you’re going to execute it.”
The first units will be delivered as early as May. And by the July 7 grand opening, they said the community will have all amenities ready for use and at least half of units ready for tenants.

The apartments — spread across seven four-story buildings with elevators and air-conditioned corridors — break down to 20 studio units, 109 one-bedroom/one-bath units, 147 two-bedroom/two-bath units, and 24 three-bedroom/two-bath units.
One thing that stands out from a typical suburban mid-rise community is the oversized floor plans and generous ceiling height. Studios are 753 square feet; one-bedroom units have four floor plans with 836-944 square feet; two-bedroom units have four floor plans with 1,150-1,333 square feet; and three-bedroom units have two floor plans with 1,354 or 1,443 square feet. Rents start at $1,724 for a studio and go to $3,100 for the largest of the three-bedroom floor plans.
The community will have 450 surface parking spaces and 53 rentable garages (25 with EV chargers) at six locations around the property.

Building 1, at the front of the property, will have multiple retail tenants (restaurants and shops) across 6,500 square feet — on a 20-foot concrete podium that comprises the first two floors — and 12 apartments across two floors above it.
All apartments have open-concept layouts, wide vinyl plank flooring and natural light pouring through numerous windows; gourmet kitchens with quartz countertops, modern cabinetry with soft-close drawers, under-cabinet lighting and premium Whirlpool appliances (including a dual-zone wine refrigerator); contemporary lighting and Moen fixtures; spacious bathrooms with back-lit mirrors and granite countertops; dedicated utility room with washer/dryer; large closets with French doors; options for private patios, full balconies or half balconies with solariums; and 12-foot-high ceilings in top-floor units and 10-foot on others. Solid wood doors — and entry doors with two deadbolts — are standard.

The centrally located 12-000-square-foot clubhouse has a spacious lounge and state-of-the-art Bose system; a multiuse room with areas for poker and pool plus an 80-inch TV with surround sound; a library space; a leasing/concierge area; coworking space and conference room; a modern fitness center with high-end Matrix Fitness machines and free weights; indoor/outdoor yoga areas; Pilates reformers; refrigerated lockers for grocery and pharmacy delivery; and a 24-hour “market” with fresh foods (sandwiches and salads) taking electronic payments. Outside find a resort-style, zero-entry pool with deck that includes cabanas, an electric fireplace and a pergola with an outdoor grilling station and sitting area with high-top chairs.
The pet-friendly community also includes a fenced-in dog park adjacent to an indoor pet spa featuring washing station and high-intensity dryer. There’s also a secure bicycle storage room with 60 locking racks and an adjacent room for greaseless bike repairs. An amenity area near the front of the property includes a pickleball court, yard games, such as a giant chessboard and cornhole. At the rear of the community, a lighted trail leads past a fire pit — surrounded by lounge chairs — and around a pond.

Other firms involved with the project are VHB of Orlando and FK Architecture. ContraVest is the general contractor, EDEN Site Development led the horizontal construction, and Fifth Third Bank provided $56.3 million in construction financing.
The nearest example of Selnik’s previous work is The Mayfair Apartments in Gainesville.
The development also helped accomplish something Ocoee city officials have wanted for years: to extend Old Winter Garden Road so that it connects with State Road 50 to the north. Selnik Development built the first segment of the road extension west of Maguire Road in return for mobility fee credits. The new four-lane stretch of roadway will become the site of a town center with high-density urban development on both sides.
