Tri Pointe Homes to debut coastal community in New Smyrna Beach

After launching its Orlando division in 2024, Tri Pointe Homes is just weeks away from opening its first Central Florida community with several more planned for 2026.

The Nevada-based builder will open sales in March at EvenTide, a new coastal-inspired townhome community in New Smyrna Beach with prices starting in the mid-$700s. The 75-unit infill community at 1601 Saxon Dr. is just behind the Publix-anchored Indian River Village Shopping Center and walking distance to the beach.

Two new model homes are currently under construction and will be merchandised by design expert, Emmy-winning TV host, and author Bobby Berk. Created exclusively for EvenTide and the New Smyrna Beach market, Berk’s new collections are intended to reflect a refined coastal sensibility.

EvenTide will feature a three-story townhouse product offering three distinct floor plans. With architecture by Bassenian Lagoni Architects, homes are anticipated to range from 2,251 to 2,557 square feet with three to four bedrooms, 3.5 baths, two-bay garages, and an optional elevator in one plan, offering flexible living spaces designed to support a variety of lifestyles.

Tri Pointe and Berk have a longstanding collaboration and entered into a multi-year deal in 2023 for him to design 20 model homes per year. In addition, Berk created 10 curated design pallets, such as Luxe Bohemian, Tailored Industrial and Zen Sancutary, that are available to buyers in select Tri Pointe communities.

The Boardwalk model home at EvenTide showcases Berk’s custom collection, blending warm neutrals, natural textures and understated coastal influences for a calm, grounded aesthetic. Berk’s custom collection in the Seaglass model home introduces brighter hues and layered materials inspired by sun-washed days and breezy seaside living.

 

The EvenTide community was designed as an intimate, walkable neighborhood with shared amenities intended to encourage connection and outdoor enjoyment. The amenities are expected to be completed in April and will include a neighborhood pool and clubhouse with cabanas, barbecue areas and lounge seating. The neighborhood will also have an outdoor barbecue and dining space, lawn games, walking trails and a dog park.

Tri Pointe also has several projects underway in the Orlando market, including Cypress Reserve in Groveland, which is under horizontal development now.

The homebuilder will begin model construction in its Minneola community, Pine Ridge at Sugarloaf Mountain, later this year. Tri Pointe closed its purchase in December for 288 lots in Weslyn Park at Sunbridge and will break ground within a few weeks, with sales expected to open in early 2027.
