Tavistock Development will start construction soon on The Watershed, the main amenity for its Weslyn Park community in Sunbridge, and the first neighborhood with premium lakefront lots.
Spokeswoman Yusila Ramirez told GrowthSpotter the clubhouse and pool, originally slated for completion this year, is now scheduled to open in the summer of 2027. It will have a resort-style pool, space for community events and a trailhead. The facility will also have a restaurant and bar, which will open in the fourth quarter of 2027, and waterfront activities like paddle boarding and kayaking.
Tavistock is also progressing on the plans for its next residential neighborhood, known simply as Neighborhood E, which is just south of The Watershed and the first expansion of Weslyn Park south of Cyrils Drive. The developer paid $5.15 million last September for the 260-acre site, which will be developed over three phases.
Osceola County’s Development Review Committee approved the preliminary subdivision plan for Phase 1A, consisting of 156 detached home sites on 36 acres. The plan from Poulos & Bennett calls for a mix of 34-foot and 40-foot bungalow lots and 46 front-loaded lots, including 55-foot lots overlooking the pond and nature trail. Ramirez confirmed that construction is expected to start later this year. The first lots will be delivered before the end of the year, but there is no builder attached to the project yet.
Neighborhood E also two commercial lots fronting Cyrils and another 20 acres earmarked for future residential development.
Tavistock closed a flurry of land sales in December in Sunbridge, a massive master-planned community that spans over 27,500 acres in both Osceola and Orange counties. Eight different homebuilders paid a combined $43 million for residential lots in both counties. Those buyers included four of the community’s original builders (Ashton Woods, Dream Finders, Pulte, and Toll Brothers), and four new additions to the community (ICI Homes, M/I Homes, Perry Homes, and Tri Pointe Homes).
