KB Home Orlando buys Rolling Hills in New Smyrna Beach

KB Home Orlando has purchased Rolling Hills, a new subdivision next to the Sugar Mill Country Club and less than 5 miles from the beach in New Smyrna Beach.

The property, east of Interstate 95 and near State Road 44, encompasses 109 acres and is entitled for 166 buildable residential lots, all 60 feet wide, with more than 25 of them offering direct golf-front views. Membership to Sugar Mill will be available for residents.

Sugarmill Partners sold Rolling Hills to KB for $8.3 million, or $50,000 per unfinished lot. The deal closed on June 17. David Calcanis, executive vice president of land services for Colliers, represented the seller.

The community will feature six floor plans ranging in size from 1,500 to 3,000 square feet, Cara Kane, KB Home’s regional vice president of public relations and communications, told GrowthSpotter. Homebuyers can choose their homesite, floor plan and personalized finishes at the KB Design Studio “to build a home that is unique and valuable to them,” Kane said.

“We are excited to offer area residents personalized new homes in a fantastic location,” she said.

Preliminary pricing will start in the high $300,000s, and sales are expected to open in the first quarter of 2027, Kane said.

Calcanis said the property had been on and off the market for about a decade. In 2015, it was raw land zoned residential. The owners decided to secure entitlements to make it more attractive to homebuilders, but that proved to be an arduous process — the owners ran into setbacks in securing utilities as the area grew. Eventually, they were able to get utilities and ultimately sold the property with approvals fully engineered to KB Home.

“KB is the best buyer because they have some higher-end homes,” Calcanis said. “The site is beautiful. Every homesite is going to have a vista of conservation or golf course views.”

And the demand is there, he added. Copper Creek, a nearby Ryan Homes community, was priced in the $400,000s and up. It sold out quickly.

“We believe a lot of the buyers are going to be retirees coming down from the north to own a beautiful house in Florida,” Calcanis said. “So I’m excited to see what it looks like when it’s done.”

In other Volusia County development news:

KB Home also closed an $8.56 million deal in Osceola County this month, purchasing Phase 2 of Canoe Creek Reserve from American Land Development. The homebuilder is co-developing the community with Ashton Woods. KB bought 165 lots in Phase 1. The Phase 2 deal included 162 lots.
