Taylor Morrison returns to Space Coast with Cocoa’s Windward Preserve

After a years-long absence from Florida’s Space Coast, Taylor Morrison celebrated its return this month with the grand opening of Windward Preserve — the Cocoa development that just opened for sales.

When it’s completed, Windward Preserve will feature 347 single-family homes spanning more than 200 acres. Located near Port Canaveral, with easy access to Interstate 95, US-1, State Roads 528, 520 and 524, and a future Brightline Railroad station, the community is strategically located along one of the area’s next major growth corridors.

“Windward Preserve offers a fantastic location with convenient access to one of the most traveled interstates in the country, as well as key state and county transportation corridors, major employment centers and leading healthcare systems,” Taylor Morrison’s Orlando Division President Ericka Pace told GrowthSpotter. “The community is ideally positioned to attract residents working in both the Orlando and Space Coast employment hubs, while also appealing to those seeking close proximity to the recreational and lifestyle benefits of the Atlantic Ocean and its beautiful beaches.”

The community features eight floor plans with home prices spanning from the high $300s to the mid-$600s. Amenities include a community clubhouse, pool, playground, flex lawn and dog park. Plans also call for a National Wildlife Federation Monarch Butterfly Garden, part of an exclusive partnership between the homebuilder and the NWF.

“We’re working together to build more sustainable and resilient communities by combining Taylor Morrison’s home and community building expertise with NWF’s conservation guidance and leadership,” Pace said. “We aim to enhance the environment around our communities to benefit both our homebuyers and the local wildlife. We’re incorporating Monarch Gardens into our communities, which create habitats for butterflies and pollinators—in particular, the iconic monarch butterfly.”

No completion date is set for the community just yet, Pace said.

“Like all of our communities, the overall timeline will be shaped by homebuyer demand and absorption as we build out each phase,” she said.

The Space Coast is indeed growing. Brevard County’s population sat at around 668,000 in 2025, according to the University of Florida’s Bureau of Economic and Business Research. Earlier this year, the BEBR projected Brevard’s population could grow to 694,250 by 2035.

Orlando-based Dix Developments will start construction this year on the first phase of Ashton Park, a $2.5 billion master-planned community in Palm Bay with entitlements for 2,000 homes and apartments and a 133-acre Town Center.

In Cape Canaveral, a developer is planning an “attainable luxury” townhome community on the Cape’s barrier island. And that planned Brightline station, which will add a Cocoa stop along the high-speed rail’s route from Orlando to Miami, is expected to be completed in 2029, a sign of continued growth.

“While proximity to the Brightline was not the primary driver in our decision to develop Windward Preserve, its presence in this corridor speaks to the significant growth and investment coming to this area,” Pace said. “The Brightline reflects the broader momentum of the region, and we believe that continued connectivity and infrastructure development will enhance the long-term value of this location for our homebuyers.”

Windward Preserve is the first of several new communities Taylor Morrison has in the pipeline for the Space Coast. Earlier this year, Regional President Brian Brunhofer told GrowthSpotter the homebuilder was under contract for three projects in Volusia County that would add a combined 800 lots to its portfolio.
